Mockingbird Station to Host Mobile Workshop for the Urban Land Institute
Dallas (PRWEB) May 4, 2008 -- Mockingbird Station, the original mixed-used, transit-oriented development in Texas, will host a mobile workshop May 7 (1 - 4 p.m.) in conjunction with the Urban Land Institute's 2008 Spring Council Forum. Participants from Alabama to New Mexico, representing private and public land use and real estate projects, will take a special Dallas Area Rapid Transit train to Mockingbird Station for a guided tour of the property's residential lofts by its developer Ken Hughes. Hughes will discuss the Station's development and results, including the intricacies of combining many uses and urban density on a suburban infill site.
This mobile workshop underscores how Mockingbird Station has become the model for mixed-use, transit-oriented developments in the United States. Since the ULI designated Mockingbird Station in its 2006 book detailing the country's top real estate projects, the property's reputation has swelled in national prominence, inspiring a slate of similar projects in lower-density population centers (unlike New York City) such as Detroit, Milwaukee, Phoenix, Pittsburgh and St. Louis.
"Mockingbird Station has been considered by ULI and others to be among the most significant transit-oriented developments built in the U.S. during the boom of new rail systems across the nation over the last 15 years," said Hughes. "Its location at one of the first light rail stops north of Dallas' central business district - as well as a pioneering mix of retail, restaurants, entertainment, residential, and office space - has helped create an exciting urban environment."
Besides influencing developers in large metropolitan areas with proposed or expanding light rail systems, Mockingbird Station has provided a template for other Metroplex communities to copy. Cities such as Farmers Branch, Fort Worth, Keller, and Richardson all have enacted plans to build compact, mixed-use developments in order to ease traffic congestion amid booming growth.
According to a 2006 DART study, more than $3 billion of dense development akin to Mockingbird Station has been spurred along the 45-mile rail line, with construction under way to nearly double the system and connect both major airports to light rail by 2010.
Mockingbird Station, which ULI president Richard Rosen recently called one of the country's most successful developments, also has prompted a building renaissance around the property. This includes the newly renovated Hotel Palomar and two mixed-use developments, Mockingbird Central and Mockingbird Plaza, north and east of the Station, respectively. Redevelopment in this area coincides with the Station's own expansion. Phase III construction was completed last month, adding 23,000 square feet for new retail and restaurants along with a two-level parking garage that created an additional 51 above-ground spaces.
